First million-dollar resale flat in Sengkang sold
Sengkang’s Arina East Residences has been steadily rising in popularity among homebuyers. Located at 205B Compassvale Place, the estate’s first resale flat has recently been sold for a whopping $1 million – that’s $650 per square foot.
This seven-block residential development, which comprises of blocks 205A, 205B, 205C, 206A, 206B, 206C and 206D, has been steadily approaching the million-dollar mark in its flat sales over recent months. In the first quarter of 2024, the highest resale price in Sengkang had already reached $968,000, setting the stage for the area to finally breach the million-dollar threshold in April. This progression reflects Sengkang’s increasing desirability among homebuyers.
While the recent prominence of million-dollar resale flat transactions is impressive, Sandrasegeran reminds us that these deals still account for only 2.7% of the 7,068 flats that changed hands in the first quarter of 2024. This indicates that although these deals capture significant attention, they represent a relatively small fraction of the overall resale market activity, highlighting the diversity in the HDB resale market, with the bulk of transactions occurring at more moderate price levels.
Moreover, according to SRI’s research, the average unit prices of million-dollar deals in the resale HDB market have actually experienced a 6.3% q-o-q moderation, dropping from $1,409 per square foot in the fourth quarter of 2023 to $1,320 per square foot in the first quarter of 2024.
This suggests that although the number of million-dollar sales increased, the average price per square foot moderated. In other words, a higher volume of million-dollar HDB resale transactions did not necessarily lead to increased prices per unit.
