‘La Ville Enbloc’ turns into ‘Freehold Tiara’, selling for record $2,438 psf

Tiara topped the list of condos that saw new psf-price highs from Feb 2 to 8. This came from the resale of a 1,346 sq ft three-bedder for $3.28 million ($2,438 psf) on Feb 7. This beats the condo’s previous high of $2,326 psf, which came from the sale of a similarly sized unit for $3.13 million in October last year.

Tiara is a freehold condo on Kim Seng Walk near the Singapore River in District 9. Completed in 1995, the development houses 264 units. These include two- and three-bedroom apartments of between 893 and 1,561 sq ft.

Another freehold condo, Valley Park, also saw a new high of $2,273 during the period in review. This came from the sale of a 1,109 sq ft, two-bedroom unit for $2.52 million on Feb 7.

This is the second transaction at Valley Park this year. The first sale occurred on Jan 26 and involved a 1,216 sq ft two-bedroom unit that was sold for $2.54 million ($2,087 psf). The Feb 7 transaction at the condo beats its previous high of $2,264 psf, which came from the sale of a 1,701 sq ft three-bedder for $3.85 million in July last year. Based on caveats lodged, the July sale was one of the 12 transactions that occurred at the condo last year.
Valley Park, with the former town name La Ville Enbloc, is a prime 999-year leasehold condo that is strategically located on River Valley Road in prime District 10’s Tanglin area. The development was completed in the year 1997, with a total of 728 units, it comprises of a mix of one-to four-bedroom units, of 732 to 1,808 sq ft, spread across five high-rise blocks. There are also exclusive penthouses sized of 2,562 sq ft each.
Freehold condo The Cascadia also achieved a new high of $2,241 psf during the period in review. This occurred when a 1,410 sq ft, four-bedroom apartment changed hands for $3.16 million on Feb 5.
This beats the previous high of $2,222 psf achieved from the sale of a 1,238 sq ft three-bedroom unit for $2.75 million in October last year.
